On June 4, 2021 Lincolnshire County Council (LCC) adopted the streets and footpaths of our development. This includes street lighting, but does not include the shared driveways and off-street allocated parking areas which remain the joint responsibility of property owners (and their tenants)- including the upkeep and maintenance of the asphalt, fencing and any vegetation within the allocated off-street parking areas. Parking is not permitted on shared driveways, nor in turning areas.
Off Street Parking
As a deed restricted development, every dwelling is allocated at least one off-street parking space and visitor spaces are provided. Parking restrictions do apply for commercial vehicles, towed vehicles and campervans. Private development streets are generally more narrow than public roads although the same highway codes apply, such as no parking with in 10 metres of any street junction. We ask residents to park considerately on our narrow roadways, always using their allocated off-street parking or driveway before leaving a vehicle on the street. Brooklands has experienced two serious incidents of vehicles losing control on a paved intersection, so please reduce your speed and do not park your vehicles on the paved areas or where they may block the access, view or daylight of another resident.

Front Garden
In our Brooklands deed, the front garden is referred to as “the remainder of the property, other than the enclosed back garden and the house”. Residents are required to maintain the front garden with the rules of good horticulture and not to allow any hedge to exceed 1.8m in height. The access drive or parking space is to be maintained in a clean and tidy manner. It is not permitted to erect fencing nor make alterations to any driveway within the property without the prior consent of relevant local authority. Drying washing is not permitted in the front garden. No advertising signage.
Footpaths
Other than bin days (Wednesday), our Brooklands deed and the local authority requires bins to be kept within the boundary of the property. In 2020, UK law changed allowing councils to ban parking on footpaths and this is to become a local by-law, both for mobility pedestrian access and to reduce the high annual cost of footpath repairs. Beware of enforcement. Our Brooklands deed already states ‘No parking on footpaths’. Again, we ask residents to park considerately avoiding footpaths to allow proper access for wheelchairs, mobility scooters, pushchairs and the vision-impaired to safely use our development paths. Do not obstruct our street corners when you park — the 10m highway code applies.
Emergency Vehicle Access
Please ensure there is sufficient space for emergency vehicle access to reduce the risk of loss of life to those residing further inside the development. The fire service requires an access width of 3.7m. Fire crews have the right to force their engines down the road, risking damage to cars. Please do not park on both sides of the road, particularly near the development entrance. Our development has a number of in-pavement Fire Hydrants. We ask you make yourself aware of the hydrants near your property and ensure you do not obstruct access around them when parking.
Animals
It is not permitted to keep pigs, poultry, or pigeons, nor any other animals or birds other than domestic pets on the property, provided such domestic pets do not cause a nuisance or annoyance to other residents. Dogs must be on a lead within the Open Spaces, which are restricted to pedestrian use. Please pick up after your pet. Be considerate and let your neighbours know before you set off fireworks.
