About Brooklands

Brooklands is a private lease-deed restricted residential development in the South-East ward of Gainsborough, Lincolnshire. Developed by Miller Homes between 2008 and 2016, the development comprises 243 dwellings, including 55 affordable housing properties.
Each property has a minimum of one allocated parking space registered against the title deed, with larger properties having a garage and driveway for off-street parking. The upkeep of any shared driveway, allocated parking space, adjacent visitor space, bin store and the surrounding fencing, is the responsibility of the property owners with parking within that area.

Domestic pets are welcome at Brooklands & the only requirement is for dogs to be micro-chipped & kept on a lead at all times when outside.
The upkeep of our shared open spaces is paid for via a service charge collected directly from our residents by IPM (our property agent), without any contribution from our local authority. As such, these areas are for the private use of our resident families only.
These shared open spaces are owned by the Brooklands (Gainsborough) Management Company Limited and, currently, three unpaid Directors, who are resident home owners on the Brooklands Development, give their time to ensure that Brooklands remains a pleasant environment in which to live. They also manage the expectations of the Brooklands residents with understanding and mutual respect amongst neighbours, and to assist in maintaining the value of each homeowners investment.

Each homeowner has a share in the Brooklands Development and is able to make suggestions to and raise concerns with the Directors and can attend the Annual General Meeting plus any additional meeting which may be held.
Our aim is to uphold the rights and obligations expressed in the Deed of Lease covenants registered against every Brookland property's title at the Land Transfer Office, to inform our community and to encourage constructive discussion and solutions for our site and for the benefit of all our residents.
