Visitors can see everything except the Members Zone pages.
​As a resident, you may have questions about living on a private deed restricted development. Whether you are a property owner with leasehold (or freehold) title to your land, or you are a tenant renting your property from a private landlord or housing association, all of us are subject to the ‘rules and regulations’ of the Brooklands Deed of Lease.
The aim of this site is to help answer those questions and to keep residents informed via blog posts and a community forum where constructive input is encouraged and solutions can be reached with consideration amongst neighbours.

Public Notice: Brooklands (Gainsborough) Management Company Ltd announce that Brooklands private play area on Pinter Lane has been closed, permanently, due to vandalism and misuse. The area was declared unsafe following a Health & Safety inspection & in May 2024, due to the prohibitive repair costs, a vote at the AGM was taken & the decision to close the play area was made.
Parents, please ensure that your children do not enter the fenced area until further notice. KEEP OUT signage is installed and CCTV surveillance is still in operation.
Anyone entering does so on the understanding that, in accordance with the Occupiers Liability Act of 1984, they have accepted any risk of injury & Brooklands (Gainsborough) Management Company Ltd will not accept any liability.
The area will undergo re-designation following consultation and budgetary considerations.
IPM apologises to those owners who have reported an issue gaining access to their account via the portal.

Requirements for Owner-Members selling a property on Brooklands (Leasehold and Freehold)
If you are selling your Brooklands home you must contact sales@ipm.uk to purchase a sales pack. This will ensure that the buyer's solicitor has the necessary information to transfer the Land Title with the correct rights and restrictions. Even when the freehold is purchased, successive owners are bound by the title covenants, ensuring that any derivative interest shall contain obligations and covenants on the part of successive buyers, substantially in the same form as those legally agreed between the developer landlord and the original owner when the property was built and first sold under the Brooklands Building Scheme.
For example, the restrictions in relation to Schedule 4 of the Title Deed cover service charges, ground rent (if any), property owner obligations to the Management Company, the Landlord (if leasehold), and to the other owners and residents on the Estate.
Failure to do so will have an adverse affect on your sale process & you could incur extra legal costs.

N.B. If your Brooklands property has FTTP (full-fibre) installed, the ONT box is the property of Openreach & must be left in situ as it is linked to that property to be used by any future occupants. If removed it won't work in any other property & Openreach may charge you for both the ONT & the cost of the work involved in replacing it with a new one.
